Some do-gooder organization is about to dump twenty one million dollars into a homeless shelter here in the Dallas area.
Twenty one million dollars? For a shelter? What are they going to build it out of? Sheet gold?
I can buy a 50 x 100 steel building(5,000 sq. ft.), with insulated roof and walls here for $33,334.18. Thats an actual quote.
Spend another $200,000 for tiled floor, foundation, small parking lot(the homeless seldom have automobiles) and a sufficent heating/cooling system. Another $50,000 for plumbing and electricity, even cable and a satellite dish. Some thousands more for a decent kitchen and dining area, some divider walls to create a dorm, dining area/w kitchen, toilets and showers, office space and storage, even a TV lounge.
Then go out and buy fifty or a hundred cots and blankets. Cots? Well... These are the the homeless we're talking about, people who just want a place to flop when it gets too cold outside, along with a free meal or two... Hot if possible.
Under a half million. Leaves twenty and a half million profit.
Whatever they are going to build will most assuredly appraise at far less than the money authorized could have built.
Count on it.

20&1/2 million would sure keep the pantry stocked awhile, but I doubt that's what you meant.

Don't forget there will be one or two, or a few new millionaires before this is all over... local politicans and builders...a minority owned business or two...
